Wind power opportunities for landownersThe Infinis group (“Infinis”) is actively seeking new opportunities for wind development across the UK. If you own land that you feel may be suitable for wind turbines then please contact us for a no obligation and free wind energy feasibility assessment. Our in-house team of specialists has many years of experience working in partnership with landowners, from small farms to large estates. There are no outgoings for landowners at any stage of the process. Once constructed, landowners benefit from a secure long-term income.Infinis has the experience and expertise to progress a project successfully through the planning system in the shortest possible time.We understand the sensitivities of wind energy development and therefore seek to consult with and involve the local community whenever we propose a wind farm. Our key strengths8 A leading renewable energy generator in the UK8 Established onshore wind development track record 8 Experienced, multi-disciplined team8 Quick progression to consent8 Stakeholder engagement8 Community consultationOnce a site has undergone initial assessment, Infinis will carry out an Environmental Impact Assessment (EIA) on a final wind farm layout and submit a planning application to the relevant authority. The application is considered by the authority for a number of months before it is determined. If consent is granted, Infinis would then seek to implement and build the wind farm to operate for around 25 years.Site selectionOur evaluation and risk assessment covers many criteria including:8 Wind speed8 Size of site (typically 500 acres minimum)8 Availability and capacity of electrical grid connection8 National and Local Designated Landscapes8 Distance from homes and settlements8 Ecological sensitivitiesThe Infinis development process for landownersInitial assessment and consultationMet mast applicationInitial design in consultation with landowner(s)Infinis involvementAccess and Exclusivity AgreementLandowner involvementEnvironmental surveys and further consultationFinal design Option for Lease AgreementEnvironmental Impact Assessment (EIA)Planning application submittedPlanning committee determinationContracting, financing, grid connection Lease AgreementConstruction25 years of operationDecommissioning or possible new applicationLegal agreementsAccess and Exclusivity AgreementOnce we have established that the site is viable we will invite a landowner to sign an Access and Exclusivity Agreement. We would expect this agreement to run for up to two years, giving us time to undertake initial assessments/surveys. During this period we will agree the commercial terms and prepare an Option for Lease Agreement. A fee is payable to a landowner on signing of the Access and Exclusivity Agreement. Option for Lease AgreementThis process begins with the development of heads of terms which provides the framework for the Option for Lease Agreement. The landowner receives payment under the Option for Lease Agreement and is paid rent under the Lease Agreement once this is entered into. The reasonable costs of both legal and land agents are also paid by Infinis.Possible income streamsOnce the wind farm is operating, a landowner will receive a rental income from each turbine installed on their land.Note that, at the early stages of the project, it is impossible to give firm numbers regarding potential landowner income associated with a wind farm although these will be agreed before a planning application is made.Next stepsPlease let us know if you are a landowner interested in working with Infinis on a renewable energy project. If you have any questions or require any further information, please do not hesitate to contact a member of the Infinis wind team.Landowner involvementBeing part of a wind farm development will have some practical implications for a landowner. In order to progress a project Infinis and a landowner will need to work together. A landowner will be asked to:8 provide reasonable access to their land and provide pertinent information as required8 work with us to agree the wind farm layout 8 keep open communications8 support the planning application where possible8 enter into legal agreements to allow Infinis to construct and then operate a wind farmThe practicalitiesThe key elements of land use for wind farm development include: 8 turbines and foundations8 access tracks from public highway8 crane hard-standings8 electrical sub-station building8 met mast (temporary and permanent)8 temporary construction compound8 habitat management measuresThese elements will involve not only the land-take for the construction and operation periods but also visits for maintenance. With a very low requirement for land-take (typically less than 4% of area), the previous farming or estate functions can continue on the land during the operation of the wind farm.Infinis will keep a landowner informed at key stages as the project progresses and will ensure that the landowner has an opportunity to be involved in the process. It is important to bear in mind that there is no ultimate guarantee of success as a completed project will depend on the balancing and resolving of a wide range of factors.Contacts Julie Aitken E julie.aitken@infinis.com D +44 (0) 0131 243 1380Infinis First Floor, 500 Pavilion Drive Northampton Business Park Northampton NN4 7YJ T +44 (0) 1604 662 400 F +44 (0) 1604 662 468www.infinis.com
