Property Condition Assessment

PES Associates works closely with real estate investors and others to determine the condition and value of the investigated property. We produce easy-to-read reports outlining the immediate deficiencies, generating long-term replacement reserve analysis tables particular to the specific property type. Our structural engineers identify all the significant facility issues and costs, while best structuring the report in consideration of the particular real estate transaction. These services typically include an inspection of residential, industrial, or commercial buildings and identify specific areas that require immediate maintenance or areas that may need reconstruction in the future. We review local or county building department files, among others, to ensure that the inspected building was constructed according to appropriate building codes, the American with Disabilities Act (ADA) requirements, as well as others.
