Property Condition Assessment
Knowing the physical condition and expected service life of the components of your present or prospective facility is valuable information when projecting budgets for maintenance, operations or purchase. NOVA’s professionals have the experience and qualifications to assist owners, developers, financial institutions and property managers with these challenging issues. The core of our Facilities Services is the Property Condition Assessment (PCA) which is used by the client to fully understand a facility’s physical condition. The evaluation provides the client with a preliminary review to identify problems and provide an opinion of costs associated with immediate and anticipated long-term repairs and upgrades over a specified capital expenditure term.
PCAs generally include surveys of building/facility systems and information on the assessed condition of the following:
- Civil/Site Development and Amenities
- Pavement and Parking Areas
- Structure, Foundation and Exterior Walls
- Roofs and Roofing Components
- Mechanical, Electrical, Plumbing (MEP)
- Vertical Transportation Systems
- Fire Protection and Security Systems
- Americans With Disabilities Act (ADA) Compliance
- Plan Review
